How OPM.FM Finds Building Faults Before Tenants Report Them ❯

CHALLENGE
OPM set out to run facility management the other way round, across residential and commercial buildings in Saudi Arabia and Dubai: prevent the fault instead of repairing it. That only works if you can see what a building is doing right now, and building data does not arrive in one place. The sensors report one way, the BMS another, the chillers and the HVAC another again, and none of them talk to each other. Without something pulling it together, prevention is guesswork, and the maintenance team finds out a heater has failed when a tenant picks up the phone.
SOLUTIONS
We built the platform the whole idea depends on.
One Platform, Every Building System
We connected the sensors, the BMS, the chillers and the HVAC into a single system, so everything a building reports arrives in one place instead of a dozen. Work orders, assets, maintenance schedules and energy use all sit in the same view.
Sofía, Reading the Building Live
The AI inside the platform watches the data as it arrives. When the heating stops, it knows at that moment, not when somebody phones to complain about it.
Dispatch With No Human in the Middle
Sofía contacts the technician responsible for that task automatically. The job is assigned and moving before most people in the building have noticed anything is wrong.
Built From the Ground Up, and Only That
This was full custom software development, not a configuration of something off the shelf. It is also the whole of what we did here. Acquisition, revenue and day to day operations belong to OPM. We were brought in to build the software.
IMPACT
Faults caught before anyone reports them.
3 months
From nothing to a working platform
HOW THIS WAS MEASURED
The three month figure is the build itself, with optimisation work continuing after it. [TODO: JIMMY no outcome numbers yet. Buildings live on the platform, faults caught before a tenant reported them, or maintenance cost avoided would each turn this into a results story rather than a delivery one.]
